We are glad that you are interested in renting from us! Here, you will find a list of the procedures we use during the rental selection process. At MM Properties, we will give preference to those groups who contact us first. Your name will be put on a list once you have emailed us about your interest. The sooner you contact us, the better chance you have of renting from us.
Notice: Throughout your lease term, I will be out of town in St. Simons Island. I will notify you by text or by email, in advance, that I will be out of town. While away, I will have access to my phone and email so that you will always be able to reach me in the event of an emergency or the need of a repair and I can schedule accordingly.
Housing Selection Procedures
We will have a showing of all available houses on Tues. and Wed. Sept. 3rd and 4th at 3:30. The showing will begin with the four-bedroom houses, followed by three-bedroom and concluding with two bedroom houses.
After seeing all of the available houses, you will need to discuss your preferences with your roommates and/or family members. You will have until 12:00 noon on Thur. Sept. 5th to contact us by email ( please do not leave your list by voicemail or text). You will need to let us know which houses you are interested in, in order ( if you are interested in more than one). Even though you have until 12:00 noon, please call us as soon as possible with your decision. You will have a greater chance of getting a house if you put more than one on your list. We will start emailing groups back on Thur. afternoon Sept. 5th. If you do not see anything you are interested in, please email us as soon as possible. This will allow other groups to move up on the list.
If the house that you select is available we will set a time on Fri., Sun. or Mon.( Sept. 6th, 8th and 9th) from 8-8 to review further procedures and to review and sign the lease. A holding fee/security deposit ( which is equal to one months rent) is due at this time. We only provide one lease to sign- we do not provide separate leases on our houses. Leases will be signed at our home. Note: Leases begin on Sat. May 17, 2025.
Our leases begin a few days after graduation in May and run for one year. We know that many graduates will not need a summer lease after graduation. If you need to sublease your house during the summer prior to moving in, please let us know. There is a subleasing fee of $50.00 per person.
